FAQ's about fractional ownership

What is fractional ownership?

Fractional ownership is where you own part of the asset. You benefit proportionally in the returns of the asset.

 

So in the case of an investment property, you will own a portion of that property equal to the amount you contributed.

When can I sell the property?

The exit times are determined before you purchase, these are usually 5, 7, 10 or 12 years. If you wish to sell past the predetermined time you need the support of the other unit holders.

You can also list your units on the platform and sell at anytime.

Are the properties leveraged?

Usually the properties contain leverage as this can enhance your returns. The properties are always cash flow positive with a rent buffer built in. This ensures that in most cases no further contributions to the property are required.

Do I have to contribute more money after the property is purchased?

Usually not. All properties are cash flow positive with a 3 month rent buffer built in. However if the buffer is used and further expenses are incurred, then you will be required to contribute more money.

Can I select my own property?

You certainly can. However we suggest that you go through a licenced real estate agent. The main reason for this is they will find the other investors that will be needed to "fund" the property.

Who is Ascendancy Planning?

We are your friendly financial planners. We are licenced to provide advice around the DomaCom fractional ownership structure. We don't provide advice for the underlying property, you will need to seek your own advice and come to your own conclusions when it comes to the property selection.

Can I use my super to invest?

Absolutely. However you will require a self managed super fund to do this (SMSF). To establish a SMSF you will need advice from a licenced financial planner. The friendly team at Ascendancy Planning can provide you with this service.

Who is DomaCom?

DomaCom is the company that provides the platform and technology that allows you to invest in part of a property.

 

Think of DomaCom as like ANZ Etrade or Comsec, these platforms allow you to buy shares, DomaCom allows you to buy a share of a property.

The Process

Obtain your unique link to the property or project from your investment property professional.

Set up a Domacom account, only your name and email address is required at this stage.

Pledge the amount you wish to invest - you are not committed at this stage.

We will contact you and assist in setting up a Domacom member account and provide general advice around the Domacom platform.

In some cases you will require personal financial advice, for example if you wish to use your super to invest (SMSF). We are licenced to provide you with financial advice.

Transfer money to your Domacom account - you will earn interest and you can withdraw within 24hrs - you are not committed at this stage.

Once your property investment professional has close to 100% of required funds as “Pledges” you will receive property(s) options by way of a product disclosure statement (PDS)to make a decision on.

Accept the sub PDS (the property) you wish to invest in. You are now committed and you will either be;

The proud owner (proportionally) of your selected property or;

​

Have your money refunded (less a portion of costs) to your Domacom account should the project not proceed.
